How to Know if Your Agent is Really Working for You.


This can be an ugly side of real estate. You will always want to make certain that your real estate agent is truly working for you, because many times the agent you think is working for you, trying to get you the best property at the best terms--is not working for you at all!

The best way to do this is to secure a BUYERS' AGENCY if you're in the market looking for a home. This will guarantee that the agent you are working with is working for you in a transaction.

Traditionally, all Realtors worked for the owners of property being sold either directly or indirectly--because that's who was paying for the service of the Realtor. With the advent of Buyers' Agency, you can have a real estate agent work directly for you. This creates a fiduciary relationship that puts your interests above those of all others. There are several great things about having a Buyers' Agent working for you.

  • The Buyers' Agent doesn't have any vested interest in one home over another, so the agent should be able to give you access to all of the homes on the market--not just those that they have listed.
  • The Buyers' Agent can and will negotiate with your best interests in mind. This alone can save you thousands and give you many benefits you wouldn't otherwise get.
  • The Buyers' Agent almost always costs you nothing! The seller still pays for the services of the agent for you.

Knowing all of this, it's clear that you should have Buyers' Representation when purchasing a home--but do you? Make absolutely certain that the agent you select to help you find your home goes over a form entitled Information About Brokerage Services with you. This form is actually required by law (at least in Texas) to be shown to you on the first face-to-face meeting between you and a real estate agent. Unfortunately, it's been my experience that many agents fail to do this--and this omission can end up costing you BIG. If they don't willingly show you this form, that lets you know about Agency and for whom the Realtor is working, then you should be concerned about the agent's professionalism.

Once you've selected an agent, and asked for Buyers' Agency, then you are under their protection. This changes your status from a mere customer to a client! As we say, Clients deserve the best, most reasoned, objective advice possible--so make certain you are a Client.
